INSURANCE & RESPONSIBILITY All property stored in the unit remains the responsibility of the Tenant. Tenant is encouraged to obtain insurance for stored property. Landlord is not responsible for loss or damage caused by fire, water, theft, leakage, rodents, or other causes. USE OF PREMISES Tenant will use the unit only for storage of personal property. No illegal activity, hazardous materials, appliances, or outside storage are permitted. LIEN, DEFAULT & ACCESS All property stored in the unit is subject to a lien in favor of Landlord for unpaid rent, late fees, and other lawful charges. If rent is not paid when due, Landlord may deny access to the unit until the account is brought current. If rent remains unpaid for five (5) days after the due date, Landlord may, at its discretion, relocate the stored property to another secure location pending sale or disposition. If Tenant remains in default for fifteen (15) consecutive days, Landlord will provide written notice by hand delivery, verified mail, or email stating the amount due, demanding payment within thirty (30) days, and advising that the property is subject to lien and may be sold or otherwise disposed of. No sale or disposition will occur sooner than sixty (60) days after the date of default. If payment in full is not received by the end of the notice period, Landlord may sell or otherwise dispose of the property in a commercially reasonable manner. Proceeds will be applied to the lien and costs of sale, with any surplus handled according to Tennessee law. Landlord may also terminate this Agreement following default by providing fifteen (15) days’ written notice as permitted by Tenn. Code § 66-31-105 (SB 559, 2025). FEES If rent is not paid on the due date, a late charge of $20.00 or 20% of monthly rent, whichever is greater, will be added to the amount due, as allowed by Tennessee law. Lockout Fee: If rent is not paid on the due date, Landlord may place its lock on the unit. A $50.00 lock removal fee will be charged and must be paid in full before access is restored. ELECTRONIC SIGNATURE The parties agree that this agreement may be electronically signed. The electronic signatures appearing on this agreement are intended to have the same force and effect as handwritten signatures for validity, enforceability, and admissibility.
